We Draw It
The rooms get laid out, the floor plans and dimensioned layouts drawn, the four elevations drawn, and the exterior painted — so you end up looking at the finished house rather than a description of it. You watch each step as it happens, and you have paid nothing.

If it is the house, the complete set is $99 — detailed floor plans, four elevations, electrical plans, a roof plan and a full PDF specification sheet. If it is not, draw another, free, as many times as you like, or browse the ready-made plans.

How does the custom house plan builder work?
Choose your architectural style (modern, craftsman, farmhouse, colonial, ranch, contemporary, barndominium, or tiny house), set your bedrooms, bathrooms, square footage and stories, pick your roof style, exterior material and garage type, and select any optional rooms. We then lay out the rooms, draw the floor plans and the four elevations, and paint the exterior. It is free, and you see the finished house before you decide anything.
Is it really free to design?
Yes. Designing your home is completely free — no account, no credit card, no email required. You can create as many designs as you want. You only pay when you're ready to purchase the complete construction plan package.
How much does the complete plan package cost?
The Standard plan package is $99 and includes the full plan set for your builder. Exclusive designs ($1,899) are removed from the marketplace and licensed only to you.
What happens to designs I don't purchase?
Unpurchased designs may be adapted and added to the House & Timber Plan Co. public plan collection. Purchase your design to keep it private, or choose an exclusive license for full exclusivity.
What architectural styles are available?
Modern, Craftsman, Farmhouse, Colonial, Ranch, Contemporary, Barndominium and Tiny House. Each one is drawn with the roof lines, proportions, window placement and exterior details that belong to that tradition, rather than the same house in a different colour.
Can I customize every detail of my plan?
You control the style, number of bedrooms (1–5) and bathrooms (1–5), total square footage (800–5,000), number of stories, roof style, exterior material, garage configuration, and optional features like home office, mudroom, walk-in pantry, fireplace, covered porch, workshop, and more.
Can I take these plans straight to my builder?
Our plans include detailed floor plans, dimensioned layouts, electrical plans, elevations, and specifications — a comprehensive starting point for your builder. Depending on your local jurisdiction, you may need a licensed architect or engineer to stamp the plans for permitting. We can help connect you with a local professional if needed.
How is this different from browsing the catalog?
When you browse the catalog, you're choosing from ready-made plans starting at $99. The designer lets you create something completely custom — your exact style, size, layout, and features — at the same size-based price. Think of it as the difference between buying off the rack and getting something tailored.
