Design Your Own

Two bedrooms on one floor is the plan people move to, not the plan they start with. Downsizers, retirees, couples whose children have gone, and anyone building a guest house or a second dwelling on a family lot -- the brief is almost always the same: no stairs, no rooms that go unused, and nothing that needs a ladder to maintain.

The thing to check is whether the second bedroom has been treated as a real room or as an afterthought. On these plans it takes a proper closet and a window wall, because the most common use is a guest room that doubles as an office, and a box with a door fails at both. Where the layout separates the two bedrooms rather than putting them side by side off one hall, a guest can stay without sharing a wall with you.

Accept that the cost per square foot is the highest in the catalogue. A small single-storey house spreads a full roof and a full foundation over the least floor area, so the per-foot figure looks poor next to a two-storey four-bed -- what you are buying is a lower total, lower running costs and a house that still works when stairs stop being an option.

Single-level living is also the easiest thing to future-proof. A zero-step entry, a wider bathroom door and a shower without a kerb are cheap decisions on the drawings and expensive ones later, and your draftsman can mark all three on the PDF before anything is poured.

Every plan includes dimensioned floor plans, four elevations, a roof plan, an electrical layout and a materials list. Plans run $99 to $99, one time.

Common Questions

FAQ

Is a 2-bedroom house harder to sell on?

In a street of family houses, yes -- the buyer pool is smaller. In a retirement market, on an infill lot, or as a second dwelling it is the product people are looking for. It is worth knowing which of those your lot sits in before you commit, because the plan cannot change the street.

Can a 2-bedroom plan be built to age in place?

These start from the right place because there are no stairs. The changes worth marking on the PDF before you build are a zero-step threshold at one entry, thirty-six inch doors to the master and its bathroom, and blocking in the bathroom walls for grab rails. All three are cheap now and disruptive later.

Could the second bedroom work as an office?

That is the common use, and it is why the window and the closet matter. Look at the floor plan for a bedroom that is not directly off the living room -- a door onto a hall rather than onto the sofa is the difference between taking a call and not.

Can these plans be built on a crawlspace or basement?

Yes. Slab is standard; a crawlspace adds $29 and a full basement $49. The basement option is not a note on the foundation sheet -- it adds a dimensioned basement floor plan and a basement electrical plan to the set, which on a single-storey house is a straightforward way to double the floor area for storage.
