Design Your Own

Three bedrooms on one floor is the most-built house shape in the country, and the reason it is worth comparing plans carefully is that they almost all look the same from the kerb and behave very differently inside. The difference is where the master sits.

A conventional layout puts all three bedrooms down one hall at one end. A split-bedroom layout puts the master on the opposite side of the living space from the other two. The second is what most families want once they have lived in the first -- it buys a wall and a room's distance between parents and children, which matters for sleep, for teenagers and for guests. Both are in this catalogue and the floor plan shows which at a glance.

The second thing to check is the hall itself. Three bedrooms and two bathrooms reached from a single corridor can easily spend eight or nine per cent of the floor area on circulation, which is a room you paid for and cannot use. The plans here are drawn so the corridor serves the private rooms and stops, rather than running the length of the house.

Frontage is the constraint nobody mentions. Putting three bedrooms, two bathrooms and a living space on one level generally wants fifty-five to seventy feet of width, which is wider than a townhouse lot. If your parcel is narrower than that, a two-storey three-bed will fit where this will not.

Every plan includes dimensioned floor plans, four elevations, a roof plan, an electrical layout and a materials list. Plans run $99 to $99, one time.

Common Questions

FAQ

What is a split-bedroom floor plan?

The master sits on the far side of the living area from the other bedrooms, instead of sharing a hall with them. It is the single layout decision that changes daily life most in a three-bedroom house, and it costs nothing extra to choose it at the plan stage. The floor plan on each listing shows which arrangement you are getting.

How wide a lot does a one-storey 3-bedroom need?

Usually fifty-five to seventy feet, depending on whether the garage is on the front or the side. Every plan here carries its footprint in feet, so you can check it against your parcel width and setbacks before you buy rather than after.

Is the master bathroom en suite?

On these plans the master bath opens off the master bedroom rather than off the hall. That sounds obvious and it is routinely wrong on cheap stock plans -- we audit for it, and a plan where the master bath sits out on the corridor does not get published.

Can these plans be built on a crawlspace or basement?

Yes. Slab is standard, a crawlspace is $29 and a full basement is $49, and the basement option adds a dimensioned basement floor plan and a basement electrical plan rather than just a note. On a three-bedroom ranch a basement is the usual way people add a fourth bedroom later.
