1. Acceptance of Terms

By accessing or using the House & Timber Plan Co. website ("houseandtimber.com") and purchasing any house plans, shed plans, or related products ("Plans"), you agree to be bound by these Terms of Service. If you do not agree, do not use our services.

2. Products and Licensing

House & Timber Plan Co. sells residential construction plan sets, delivered electronically as downloadable PDF files. Each set contains dimensioned floor plans for every level, four exterior elevations, a roof plan, electrical plans for every level, and a specification and room schedule page.

Plans are prepared to the specifications selected by the purchaser (or, for catalog Plans, to the specifications published on the listing) and to general residential construction practice. They are not prepared for any particular parcel of land or jurisdiction. The following are not included in any Plan, and remain the purchaser's responsibility: a site plan showing the structure on your lot; site-specific foundation and structural engineering, including design for local soil, snow, wind and seismic conditions; mechanical and plumbing design; energy code documentation; and any professional seal or stamp your jurisdiction requires.

Single-Build License (Standard)

Unless you purchase an Exclusive license, each Plan is sold under a Single-Build License. This grants you the right to construct one (1) home from the purchased Plan. The Plan may not be resold, shared, sublicensed, or used to construct additional structures without purchasing additional licenses.

Exclusive License

An Exclusive License grants the purchaser sole rights to the Plan design. Once purchased exclusively, the Plan is removed from our catalog and will not be sold to any other customer. The exclusive purchaser may build unlimited structures from the Plan.

3. Copyright and Intellectual Property

All Plans, images, renderings, text, and other content on this website are the intellectual property of House & Timber Plan Co. and are protected by copyright law. Purchasing a Plan grants a license to use the Plan as described above — it does not transfer copyright ownership.

You may not copy, reproduce, distribute, or create derivative works from our Plans except as expressly permitted by your license. You may share Plans with your builder, engineer, or local building authority solely for the purpose of constructing the licensed structure.

4. Modifications and Local Compliance

Building codes, zoning rules, soil conditions, load requirements and permitting procedures vary by jurisdiction and change over time. Plans may require modification, additional engineering, or review and sealing by a licensed architect or engineer to comply with the requirements that apply where you are building. House & Timber Plan Co. does not guarantee that any Plan will satisfy the requirements of any particular jurisdiction without modification, and does not warrant that any Plan will be approved for a permit.

You are responsible for confirming what your local building authority requires, and for engaging qualified professionals to review, adapt, engineer and stamp the Plans as needed before construction. Nothing in a Plan set substitutes for the judgment of a licensed design professional engaged for your specific site.

5. Pricing and Payment

All prices are listed in United States Dollars (USD). Prices are subject to change without notice. Payment is processed securely through our third-party payment processor. We do not store credit card information on our servers.

6. Refund Policy

For orders paid through our own checkout, due to the digital nature of our products, all sales are final once a Plan has been downloaded. (clkbank.com). If you experience a technical issue preventing you from accessing your purchased Plan, please contact us and we will resolve the issue promptly.

If you have not yet downloaded your Plan, you may request a refund within 7 days of purchase.

7. Account Responsibilities

You are responsible for maintaining the confidentiality of your account credentials. You agree to provide accurate information when creating an account and to notify us immediately of any unauthorized access.

8. Disclaimers and Limitation of Liability

Plans are provided "as-is" without warranty of any kind, express or implied. House & Timber Plan Co. is not liable for any damages arising from the use of our Plans, including but not limited to construction defects, code violations, or structural issues. Our total liability shall not exceed the purchase price of the Plan in question.

9. Changes to Terms

We may update these Terms at any time. Continued use of the website after changes are posted constitutes acceptance of the updated Terms. We encourage you to review this page periodically.
